Here's the news we've all been patiently waiting for:

10297 Boutique Hotel, rated 18+, 3,066 pieces
€199.99 / $199.99 / £179.99 / AU$329.99 / CA$269.99
Available at LEGO.com from 1st January 2022

Today, the LEGO Group reveals a luxurious new address with the LEGO Boutique Hotel set, the latest addition to the modular building collection. Colourful and quirky, the new 3,066 piece LEGO Boutique Hotel is full of character and details that will have fans stepping back in time to a by-gone era.

In 2022, the LEGO modular building collection celebrates its 15th anniversary and the new set is the 17th LEGO set to be released, joining the LEGO Bookshop, LEGO Assembly Square and LEGO Police Station. The LEGO Boutique Hotel is also full of Easter Eggs and references to the previous 15 years of modular building sets, many of which are revealed in the building instructions, meaning fans will have an exciting time discovering hidden gems while they build.

The set comes in five sections, including;

  • The ground floor, featuring the lobby and an art gallery;
  • The terrace, with art gallery reception and palm tree;
  • The first floor, with hotel rooms;
  • The second floor, with a penthouse suite;
  • The roof, with a decorative dome

Each hotel room features distinct styles of furniture and requires varied building techniques, whilst the art gallery features several tributes to Cubist art. The set also features a unique angled shape, which requires some unusual LEGO geometry, providing a new modular building experience for collectors.

Anderson Grubb, LEGO Set Designer commented, “It was really exciting to be working on the LEGO Boutique Hotel and to have the opportunity to design this in celebration of 15 years of the collection. When we approach the design for a modular building we are conscious of the previous sets and therefore want to create something that is new, that really compliments the collection. I am really happy with the final design, the variety of intriguing building techniques and all the nods to the previous Modular buildings.”

You can view more images on the set details page and we'll be publishing our review very shortly.

Not as tall as I would have expected. Nice palm tree =)

Gravatar
By in Ireland,

Gorgeous! I am so, so pleased with this one. The only downside is the price.

Gravatar
By in Canada,

Good looking hotel! Now they just need to release a good old castle to go along with it!

Gravatar
By in United States,

*Casually adds to wanted list*. Aside from that, I really like the color scheme for this one. It is unique compared to the other modulars.

Gravatar
By in United States,

Awww yea! Super excited!

Gravatar
By in Hungary,

Fleshie walls!

Gravatar
By in United States,

Definitely a Miami vibe, and more than just the palm tree.

Gravatar
By in Ireland,

Nice! And that relatively new Lego anti-leak person seems to be doing a decent job since the official reveal are the first photos of the set.

Gravatar
By in United States,

Sold.

Gravatar
By in United States,

This looks great! It has a very faux Las Vegas vibe, especially "looking out" over the Police Station and laundromat ad lol. I really like it.

Nice sand green slopes and tiles up top. Now if they'd only release more bricks in sand green the Green Grocer would be a lot cheaper to part out. Please heed that, LEGO.

Gravatar
By in Singapore,

This is magnificent! The detail in it is sweet and I love the colour scheme! Not sure how i feel about that tree though, not a big fan of that

Gravatar
By in Germany,

In that shot next to the last two Modulars it looks a bit small by comparison.
But I like it nonetheless. The colour scheme is beautiful, and I really like the odd shape much better than I would have thought.

I would love to see a shot of this next to the Parisian Restaurant.

Gravatar
By in United Kingdom,

We've had the tiger's anus... This is the dog's bol***ks! Great looking modular.

Gravatar
By in United States,

It’s a little short, but with all things LEGO that can be fixed! It’s WAY better than the leaked descriptions were leading us to believe. The “Flatiron” shape actually leaves a lot of room in the inside! I LOVE the Sand Green roof!

Gravatar
By in United States,

With so many other large sets for sale currently, modulars don't have the cachet they once did. But I still use them as the benchmark for a large set. Is it better than or equal to a modular?

I still don't like the black background to 18+ sets. I was in a Lego store at a mall in Delaware and one entire wall was almost entirely black-boxed sets and it's really depressing to see. On the other hand, the logo in the upper left corner is aces.

A definite buy to be used when there's a really good GWP at lego.com.

Could be Nice or some other French Mediterranean city as well.

@guachi: indeed. Incidentally I just bought the Police Station Modular at Shop At Home finally, because they had 31093 as an unannounced (at least I didn't know of it before) GWP. Plus I used 50 Euro VIP points discount.

Gravatar
By in United Kingdom,

First day buy for me - well not me exactly, my partner who always gets me the latest Modular as a late Christmas gift! I will probably add another floor or 2, after working out where in my town it is going to fit in but liking the colours, the unusual floor plan and the vibe generally - I always enjoy the slightly down town look of some of the recent sets but its also perhaps time that areas are gentrified too!

Gravatar
By in United Kingdom,

Love it!

Not sure how I'd feel with my luxury hotel room overlooking the Jail next door! (see back of box pic).

The price is a gulp moment but expected.

Gravatar
By in Singapore,

It's beautiful! Amazing colors, great exterior architecture, great interior, lots of minifigures — the only thing that disappoints me is that I'm seeing many familiar everyday torsos and the luggage case is still lime green. They didn't even use dark blue, let alone introduce a new color. Did dark blue have quality issues with this part that prevented them from making any more?

It makes the Bookshop look really simplistic by comparison — the Bookshop remains an excellent entry-level modular to me, so I can't complain.

"10270 and 10278 are not included"

Gravatar
By in Australia,

I'm thinking it will look great next to the Parisian Restaurant, the angled portion of the Boutique giving a better view of the terrace seating area of the Restaurant.

I agree. It definitely feels more like the French Riviera.

Gravatar
By in United States,

This reminds me of the Diner in the sense that it does very well as a standalone set, although it clashes a bit if you place it next to the Police Station and the Book Shop. I definitely would not want my presidential suite to face a jail, and the three stories are very uneven if you compare the multiple buildings. Also, a tropical palm tree will clash with the fall scene of Birch Books. I like the new colors and am looking forward to the building techniques. The Art Gallery is tiny, but interesting. I think it could work fine in the Modular setting, but I would not place it next to the book shop or the police station.

It has definitely Mediterranean look, like some French coastal city- Nice, Marseille, Montpellier etc.

Gravatar
By in United States,

This is going to look so good with the Parisian Restaurant next to it! I guess I need to find some space...

Gravatar
By in United States,

Also fits for Málaga or Valencia, Spain, too — El Cubo a perfect little shop to
accompany it. But it really does need at least one more floor added.

Gravatar
By in Austria,

Oh, that is gorgeous! Wow.
I'm not a modular building fan, but this is seriously amazing.

Gravatar
By in Netherlands,

What a fabulous build to look at! The angle of the wall makes this unique and the colors, just wow!

Gravatar
By in Netherlands,

I especially like the unique shaping of this building compared to the other modulars.

Gravatar
By in United States,

I LOVE this. My wife and I met and then lived in Santa Barbara, California for seven years, and like the other commenters mentioning Miami, the Riviera, etc., I am getting strong SB vibes from this. It is very similar to a boutique hotel that sits (or used to sit) on State Street near the beach. Excellent!

Gravatar
By in United States,

This is awesome looking. I am torn whether to read the review or just wait until I get it so I find all the easter eggs myself. The artwork looks amazing!

Gravatar
By in United States,

So an easter egg I haven't seen mentioned here yet is that the art print in the gallery is clearly a cubist interpretation of set 4040 Nick—not just a Galidor reference, but a specific reference to the Happy Meal toy version of a Galidor character!

Gravatar
By in United States,

Lego should put a moratorium on corner modulars for 5 years or so for those who try to display all of these. They need more regular street front sets. I would buy if I still collected these. Looks solid.

Gravatar
By in Poland,

Unfortunately, I don't like this Modular very much. Even comparing it to few previous Modulars, this building is simply one big chaos when it comes to color combinations. Some Modulars were true masterpieces and were just perfect. As for this, I cannot find out, especially considering this absurd color combinations.

Lego Cubism Art. I see what you did there.

Gravatar
By in United States,

18+ Hotel... made out of light flesh color... yeah totally not a brothel

Gravatar
By in United States,

This will be the first modular I buy since palace cinema, I just need to save up for it!

Gravatar
By in United States,

I’m selective about which modulars I buy (somewhat off-theme for me), but this one might make the cut!

I agree with many above that it looks disharmonious beside many recent modulars, but this will look great next to the Parisian Restaurant (which I do have).

I think it should also look decent next to the Venetian Houses from the Bricklink Designer Program, where smaller hotels must dominate out of necessity.

Gravatar
By in United Kingdom,

At first glance, I love it. This will likely be my second ever modular building purchase.

Gravatar
By in United Kingdom,

@Huw - lego.com has the price as £174.99

Gravatar
By in Canada,

Seems like they would have had more room FOR THE ACTUAL HOTEL if they hadn't included that useless gallery. Lego is not great for 2022 so far.

Gravatar
By in United States,

I love the set and will buy it as soon as I am able. Even so, I couldn't bring myself to respond to the survey that it would be a day-one purchase because one never seems to know if there will be enough of a particular popular set in stock to guarantee it won't sell out day one before I get to it.

I realize this will not happen, but it would be really great if LEGO could release a couple of separate sets representing add-on floors that could be purchased separately and inserted into the build to make it taller. Yes, I could do my own modifications, but they simply would not be as good.

Gravatar
By in Norway,

$250 in Norway.., only $35 less what the 10255 Assambly Square costs here, and approx 1000 bricks less, is it worth it? And too bad there's no printing on the windows in the 1st floor, as they were in the 10251 Brick Bank. Missed opportunity IMHO. Buuuuut, I'm gonna buy some copies nontheless.

Gravatar
By in United States,

Nice touch with the sculpture in the art gallery being the old Creator Expert logo

Gravatar
By in Netherlands,

Instant buy, the only problem is that my Modular street already has two corners... So where the hell am I going to put it.

Gravatar
By in United Kingdom,

Hotel with only 3 rooms but has a reception desk and a trolley to carry uour luggage but no lift........B&B may have been a better description.

Gravatar
By in United States,

The angles are really nice.

@MrMonkey said:
"Instant buy, the only problem is that my Modular street already has two corners... So where the hell am I going to put it."

Across the "street" from one of your end corners is the most obvious answer. That's generally the most practical setup if you only want one "row" of modulars.

Gravatar
By in United States,

I currently leverage the Brick Bank, Grand Emporium, Cinema Palace, Corner Garage and Parisian Restaurant as my modular corner/stops. Finding a home for the Boutique Hotel will be one of those good kind of problems. :o)

Gravatar
By in United States,

@Bricky_Dee_Williams I hear you on that one. I parted out most of the Green Grocer, but I had to substitute 100 sand green brick-1x4's that I got from the pick-a-brick wall for the 50 sand green brick-1x8's that it should have. The 1x8's go for ~$5.00 on BrickLink so buying as many as you need would currently cost ~$250.00, which is a lot more than I want to spend. I've actually been lucky enough to find 8 1x8's in bulk at my local Bricks & Minifigs and at BrickSwap USA (a local store that sells used LEGO here in Connecticut), but the rest is built with 1x4's. I have no intention of selling it anytime soon, so with the 1x4's I can still display it in my city layout and acquire the 1x8's as I find them in bulk. The other really hard to come by pieces are the sand green brick-modified-1x2-with-groove's. I managed to find about half of them in a broken down Diagon Alley 10217 (which is the only other set in which they appear) in bulk at the aforementioned BrickSwap USA. I then bought a copy of the Ollivander's building from that set off of Ebay for $90, swapped out the grooved bricks for regular bricks and turned around and sold it for its play value rather than for its collectable value to brick down the price per piece I kept. It would be great if LEGO reintroduced these elements in sand green, but I doubt they will. It would piss off too many collectors who have seen the value of this set go up and up and up over time.

Gravatar
By in United States,

I like this and I'm definitely going to eventually get it, but I'm a bit annoyed that they are rehashing a business that has already been covered in a previous Modular Building. I already have a hotel in my Cafe Corner (which, BTW @Bricky_Dee_Williams, is a lot less expensive to piece out than Green Grocer). Yes, the Cafe Corner has no interior, but still. I'd been hoping for new subject matter. We still need a lot of buildings: Hospital/Clinic, Library, Museum, Pharmacy, Post Office, School, etc.

Gravatar
By in United States,

I always anticipate the new modular building. And I always feel disappointed when I see it...

Book shop was decent, but small. The Police station was decent, but awkward with the jail being a separate building next to it.

This...I don't know what to make of this.

I like the color scheme overall (mostly the new recolors of pieces if anything). I don't love the sand green with the flesh color wall (but I like the inclusion of the flesh colored wall).

I think the palm tree is clever for the bark, but it doesn't fit with the rest of the street.

The angled look is interesting, but not for me or my layout.

I'll likely pick it up eventually, but it is at the bottom of my want list currently, just ahead of the Corner Garage in terms of my interest.

One positive, more pieces for same price. (but smaller scale because of it...)

Gravatar
By in Italy,

Gorgeous. It takes me straight to the Vieux Carré in New Orleans.

Will buy it as soon as a good GWP will be offered. No complaints about the price: worth every penny.

Gravatar
By in Netherlands,

Prices for the modulars are getting ridiculous. I remember when they were under € 150. This year's police station is € 179.99 and now they add another € 20 for this one.

Gravatar
By in United States,

I seldom give compliment to recent new lego sets, but this one is one of the few exceptions. Very nice set. Probably the best set of the year, and probably one of the best modulars as well imo. Immediately reminded me of the cafe corner. Maybe this is the best we can get besides a re-release of the cafe corner. But this is better. Having skipped multiple modulars in the past, this might be the one to get finally. Surprised the price doesn't increase as fast as other themes, at least in the US. This is still the same price as the town hall from many years ago, and that one has fewer pieces. Also 500 pieces more than the corner garage but same price. Although I must say it's really small for a hotel with only 3 rooms. Not to mention no bathrooms at all for the 2 rooms and downstairs. Very unrealistic even in lego standards. I know you could build more levels but still (cost a lot more and no elevators, etc).

Agreed about placement. It would work across from the movie theater or the department store with a cross street if your just putting them in a line. That low wall on the left really makes it hard to flush another set up against it other than maybe the French restaurant with that stairwell going up the right side

Gravatar
By in United States,

This doesn’t look like a Modular GCPD. Guess I have to go back to “patiently waiting”...

Although, the roller suitcase is interesting, and the attempt at a brickbuilt palm tree presents an interesting starting point.

Gravatar
By in United States,

I know some people will be upset about more location-based architecture in modulars but honestly this does still look pretty fire.

If I was gonna display this next to any of the other sets I would probably switch out the palm tree though, it looks a little silly next to the birches on the bookstore even.

By in Australia,

Summarising the comments:

It’s gorgeous! It’s a mess!
It’s a nice hotel! It’s too small to be a hotel!
It’s good value! It’s way too expensive!
It goes nicely with some other modulars! It doesn’t go with any of the other modulars!
Where’s the lift?
Where are the toilets?
The art gallery is a waste of space!

Wow, AFOL’s are a tough crowd….. as we all know.
Amazing how divergent opinions are about the price/value & appearance of this set.

For me, I like it, and will be buying it eventually, and don’t think it’s bad value at all - even with the usual Australia-tax. Compared with the AT-AT, it’s a steal! 1/4 the price, yet almost half the parts!

It's also a different height, style and footprint though - the story I've been telling myself is that it was a separate building originally but has been knocked through from the Police Station for more space.

This is of course off topic but I think the PS suffers from having the two extra buildings attached to it. One would be fine I think but the way the donut shop has to jut into the main building to provide enough space for it to work detracts from the PS itself. Still tempted to buy and modify it though.

I don't think it's ever been all that strictly defined beyond "1930s too 1950s" — and even then, that applies more consistently to the age of the buildings themselves than to the minifigures, furnishings, and accessories, which have sometimes been much more modern than that.

After all, Green Grocer, one of the earliest buildings in the collection, includes modern-looking refrigerated cabinets with roughly floor-length glass doors. Town Hall includes a desktop PC, which was very controversial since people committed to an early to mid 20th century setting saw it as a flagrant anachronism.

And of course, Assembly Square pushes even further into the present with its AFOL apartment containing miniaturized LEGO sets like the Eiffel Tower, Cafe Corner, Market Street, Green Grocer, Volkswagen T1 Camper Van, and Horizon Express!

So all in all, I think the most all-encompassing way to describe the setting of the Modular Buildings Collection is "an old-timey neighborhood in the present day". A setting where modern technology exists, but has not been widely adopted, and most residents still maintain and operate vintage cars, trucks, and devices.

"Dianne" and "Clark" are likely references to Dianne Plate and Clark Brixter from the Palace Cinema's "Forever Sorting" poster. Also, "Andy Sax" on the bulletin board is the music shop owner from Assembly Square.

Hi All

I'm afraid I'm going to go against the group and say I don't like it. The colours and style of architecture don't match the other modular s.

This model seems very reminiscent of a hotel you might find on the french riviera, while the others have an almost old LA / New York feel.

Does this model and in a way the bookshop model represent the beginning of a new modular city?
