That is a low number of owned copies of this piece (155 at time of writing), but I suppose nothing about this screams multi-purpose or "sets likely to appeal to the adults who enter their setlists on Brickset."

I have this one. Bought the set for my grandson, fairly close to the Spidey Mobile Command Center in the cartoons, especially for a Juniors set.
