First image of Modular Bookshop!

Once again, LEGO has inadvertently published images of an upcoming direct-to-consumer set ahead of the official embargo time. The newest Modular Building can therefore be seen on the official LEGO Facebook page.

The complete press release, containing further official images, will be published shortly.

The tree? sems to be in autumn.. wonder if there'll be parts for other seasons, to match trees in other modulars (Fire Station?)

And what is that.. aeroplane/rocket/drone.. decoration thing on the tree?

I still haven't gotten Corner Garage because it's so underwhelming, but this is a first-day purchase for sure.

I think it'll look nice besides the Pet Shop and I love the small details, like the toy plane stuck in the tree, the bird's nest, the leaves on the pavement, Moby Brick, and the pumpkin patch in the back.

I hoped that they'll put some sand green bricks in the 2020 modular (let's say they could reintroduce the 1x2 sand green bricks with groove!), but I'm more than happy with this!! I fell in love. :D And I also like that they put 2 smaller buildings in one set, that's always nice to see in my opinion. I can't wait to see more images, and a Brickset review of it! ;)

It looks nice and calm, almost a bit small. I do like it! It's more 'old school' again I guess, compared to the Diner and the Garage (which I like as well)

I haven't liked the last couple of modulars, but that is beautiful.

How cool do those curved tiles look as roofing tiles? And the plane stuck in the tree is a lovely detail.

First impression is that I love it. But looking at it in more detail, I'm worried it may not be very tall. The building on the right almost looks like it could have a floor missing.

I'm a bit concerned that the buildings are getting shorter and shorter so Lego can cram in more and more detail (and in this case, two separate buildings). Anyone counted the bricks to see how it compares to the others? I'd have thought any shorter than the Pet Shop would be too short.

I absolutely love the look of this! I don’t mind if it’s smaller. I haven’t purchased the last two - if I had a bigger budget of time and space I might have - but I will definitely be getting this one. This is just super, super pretty. I’m really looking forward to seeing the official article and Brickset’s review.

I could agree that they are getting shorter, but there's nothing really wrong with that, right? Not all buildings are the same size in real life. I'm sure it will still look good in any city of LEGO Modular Buildings.

It's a balance. The designers could make it taller, but then there's less bricks for interior details. They could add more bricks, but that increases the price. I guess I'm now wondering, do people prefer big buildings with no interior details like Cafe Corner started with, or people prefer smaller buildings with intricate interior detail?

Oh wow, its absolutely gorgeous. Probably my new favourite modular, certainly my favourite in the past few years. I honestly thought it was a MOC when I saw the thumbnail.

Aaaaand my Modular shelf is already full. Oh boy that is... not gonna be fun to fix

Sad to say I'm underwhelmed for the second year in a row. Was really hoping for a "modern" building like the fantastic Downtown Diner, instead they go back to the old style look. Not very inspiring.

I’m not impressed as such - it is an excellent and much needed street staple though - a more normal building to add realism to the modular street.

Stunning! Love the colors, curved stairs, white tree, roof shingles on the right building, etc.

I have all of the modulars but have run out of space for them. I always get them when they launch but know that there will be reasons to do so later on (GWP, double points, etc) so I will wait to add this to my collection of modulars waiting to be built.

Always a shame when stuff is accidently revealed like this. I'm surprised Brickset shared it considering how imminent the official reveal must be, but I guess it news.

At first glance though it was a really nice moc as doesn't seem to have that official feel, but opinion might change with the official photos.

It's a beautiful looking set with great details. Love the birch tree, the blue bird (of happiness?)and Moby Brick (will this set become someone's white whale?) I'm looking forward to the other book titles in the book store!

It’s also split across two 16 x 32 base plates just like the old pet shop - so hopefully can be split into two.

It's not the best one, it reminds me of Market Street... There is too much Dark Turquoise for me, this color is too agressive compared to DD use of it.
However, I'm very disappointed that they did not use all the new windows sizes introduced in 2019 like the 1x6x6 or 1x3x3 window frames (from Knight Bus), or the still very rare 1x4x4 glass that have not been releaded outside of the 2019 L.I.T. set...

I want to enter the Modular area (well I already did with both the Old Fishing Store and Ninjago City) but other than the ones in the parenthesis I just don't see one that fits my City.

That was my immediate impression, as well. Now, with that said, I was not impressed with the Pet Shop when it first came out, either...but, after purchasing, and building, it ended up becoming my second-place fave, right behind Green Grocer. So, I shall withhold judgement for now...

Well, so much for my bookstore/condo MOC. I guess I could turn the first floor bookstore into a café or something. This just looks too good to pass on, but will hold judgement until I see more images. But first impression: Wow!

This does look great, but seems so be significantly smaller than past buildings which is concerning. Hope the price isn’t bad.

I am so glad they are going back in time again. This is so much better than last year. Modern architecture is meant to be more functional than inspiring, so I am glad they are going back to a time when buildings had more details and were visually appealing. When I heard the rumor it would be a bookshop or library, I actually predicted the possibility of "Moby Brick"! I definitely expect to pick one up sometime next year.

I agree. I will probably change the tree color and remove the toy plane from the tree. Otherwise, I love it.

Looks like the bookshop is called "Birch Books"
I think it looks fantastic. Yeah, another floor on the house would be nice but if it has kept the price sensible then that's fine. And I suspect they have design parameters they have to stick to for height and another floor might have made it too tall.

The left building is in nougat, not dark orange and the only major colour in the entire set that's the same as the previous two is the teal, but even that wasn't the main colour of the diner so I don't see the colour scheme as a problem at all

Glad to see Lego going back to more of an old timey look for the buildings.

Hopefully this one will complement the pet shop and house as well as some of the other older sets - house looks like a dormer but is a bit low but hopefully interiors are good too

It's a remote controlled aeroplane that's stuck in the tree!

Wow, I quite like it! People were right when they leaked comments that it's a closer fit to the Detective's Office. People will also be happy that it's a split one, much like the Pet Shop, as can be seen by the use of 2 base plates instead of one. (and a clear split line between the two buildings right where the plates meet).

I'm quite happy, this looks like they listened to the feedback and ideas of the community!

This is great! Glad that Lego is back on the 1800-1930's. Wasn't a big fan of the last two modulars (especially the last one due the colour scheme and poor details). Probably the sales of these two weren't that great, so Lego decided to get back to the earlier stunning designs. Great job Lego!

In life, some buildings are smaller some bigger. I am happy that TLG is experimenting. I like the design and must disagree with opinions that reducing the size and bringing more details is bad...
I so much prefer Parisian Restaurant from Grand Emporium or Town Hall, although of course love all mentioned sets...
Modulars are already substantially larger than any other buildings whether we consider Creator 3in1 or City themes... And Modulars are the ones to contain beautiful details and designs not seen in other buildings. So just from this general side of things, I think 10270 is a great set.
Re different tree colour - GREAT also! One can always either change this tree or all other trees as per season. Why not.

Glad my birthday is in early Feb! I know what my gf is getting for me!

Really like it!

It's going to be a bit fiddly to line up some of the 1x1 detailing on the front though.
Some great detailing, like the use of the candle pieces in the window frames on the upstairs windows on the right.

love at first sight!!! I really love it, can not wait to have it in my town. Even if if love and like the Dowtown Diner and the Corner Garage. it taked time to fall in love with those two. But this one is like the previuos modulars buildigns, more European style! I can not complain anything about the color scheme and the design, is simply a perfect and beautiful set. Well done Lego, you did it again!
