The unveiling of the next modular building is a highly anticipated event at this time of year. It was unfortunate, then, that LEGO leaked partial information about it onto Facebook earlier today before the official embargo time which spoilt the surprise somewhat.
Anyway, now it's 2pm, we can reveal full information and images:

The 2,504-piece build features a three-storey bookshop and adjoining modular town house building, which are full of surprising details including a reading nook – where any one of the five LEGO minifigures included in the set can settle down to read ‘Moby Brick’ (or any other book) in the peace and quiet of the detailed bookshop.
This set is packed full of unexpected features such as the toy plane stuck in the branches of the autumnal birch tree outside the house and a pet chameleon hiding in the bedroom of the house – all of which are sure to delight budding builders as they create their own bookshop.
The modular design allows the two buildings to be configured in a number of ways, giving LEGO brick fans flexibility when they display the model or integrate it into their own town of other LEGO Creator Expert Modular Buildings.
The set is inspired by the houses of Amsterdam and the dollhouses that were built by the Mother of the set’s designer, Wes Talbott when he was growing up. The set features an adjoining townhouse with individual rooms for each of the five LEGO minifigures to relax in, when they’re not exploring the bookstore itself.

The set was designed by Wes Talbott. Here's more information about him:
Wes is a Design Master at LEGO and has worked for the company for the last 6 years. Prior to this he worked as a freelance illustrator before becoming a full time Model Designer for The LEGO Group. He has a BFA in Illustration from the Columbus College of Art & Design.
As a child, Wes had a keen interest in LEGO, before discovering the unexpected combination of The Lord of the Rings and LEGO bricks that reignited his passion for building. During his time at college he achieved 10,000 votes on his LEGO Ideas Design for Legend of Zelda – Iron Knuckle Encounter, confirming his passion for LEGO brick models and shortly after joined the LEGO Group, working on concept art for new themes.
The LEGO Creator Expert Bookshop is Wes’s first Creator Expert set and the highlight of his career so far. He was tasked with adding a cosy residential building to the Modular Build product line.
The LEGO Creator Expert Bookshop takes inspiration from a number of cities, the starting point was the birch tree, drawing on inspiration from the streets of New York. The house and bookshop itself draw on inspiration from variety sources such as the Painted Ladies in San Francisco and the buildings of Amsterdam.
There are also few small Easter eggs that have been hidden within the set, The house address (107) is the LEGO number for the teal color the house is made out of, and is a color Wes helped bring back to the LEGO color palette. The minifigures that are included within the set are based on his parents They are both creative makers, and his mother especially loves to design and build dollhouses out of wood and LEGO Bricks.
After finishing off the LEGO Creator Expert Bookshop Wes would love to work on the Harry Potter product line.

Fabulous! I want a whole row of them.
The buildings look nice overall. Unfortunately there is not much to the actual book store; which is disappointing...I was looking forward to book shelves featuring several classic books given Lego Puns.
Not mad about the green baseplate showing through as the floor, but that's a minor gripe, aside from that it's perfect! Haven't really liked a modular for the past few years, so I'm so excited to be in love with a new one again!
It's got some nice touches but is nowhere near the level of the Paris restaurant or Pet Shop... the interior is pretty bare

As a keen collector of the modular sets I have waited a long time for this announcement !! I have to say though that I am a little disappointed... Having seen the pictures from the "leak" earlier, I wasn't that taken by the colours, but they have grown on me already, so that's a positive. I do also like the detailing on the roof.
However, the set looks a little basic, with few new building techniques or pieces, and not a huge amount of detail on the interior. I also find it a little odd that the tree is clearly set in Autumn, even though this is a Winter set.
Assembly Square, the Diner ad Corner Garage, all had quite a lot of detail, outside and in, and used some new clever building ideas, so this seems like a little step back to me.
I will of course be purchasing on Day One, but maybe will be building and positioning with a slight frown !!
Finally, the big news! I Like the fact that the 2 buildings can be separated, giving us more layout options. The colours are also match well together and the price looks wonderful!
Lego is back to the European style of buildings, it brings a little bit of the feeling of the classic Cafe Corner. Like it so far!
Pretty cool. The autumn leaves look awesome, but don’t know how well they’ll merge with green leaves from previous modulars.

Well time to use bricks and pieces to tile the floors. I've got pick a brick cups with different tiles in.
Meh...its nice but I am definitely disappointed. Would have much preferred one large bookshop instead of two small buildings.

Wow, just saw the article on the Facebook post ten minutes ago- and now I come back to this. That was fast!
I'm a little underwhelmed honestly. I think I would have preferred a full size bookstore over this half size one. Plus this half size one feels like the bare minimum too.
I love it! Its not quite the pinnacle of modulars, but is an upswing from DD and CG.
I do think i’ll be MOCing a second floor/bedroom for the house though, its crying out for it.

Not much actual bookstore, just a facade and a couple tiny interior spaces sans bookshelves. And what little space there is in the townhouse is half taken up by stairs. This is a rather poor showing.

The garage appears to have provided a lot more actual content than this one. Here we get facades but little in the way of interior content and no flooring, which is also odd.

I really like it, I like that the price isn't $200. But the back is so smooth and boring. Plus there isn't a vehicle?! That's allowed in LEGO sets?! :)
Just wish LEGO would use more color ranges than blues and browns. The Diner, Garage and this set look pretty bleh in the back of the box.
The interior photos don't really show the bookcases. There's a video review out which shows them.
Also, the entire bottom floor of the bookshop is tiled, so I'm not sure why people are saying it isn't...

I have no problems with the baseplate being visible... that's just a basement crawl space: it would be weird for it to have proper flooring. The good news is it's LEGO, though, so we can change it however we like!
I agree with all the comments about excitement to put this with the pet shop! It's wonderful to see the return of a pair of half-sized buildings (and one is even teal!). The book shop itself looks like it's right out of Copenhagen! (Or possibly Amsterdam...)

Looks charming, but holy smoke that's a high price for both the heights and building footprints being smaller than the Pet Shop set.
That woman's hair is awesome, and the set as a whole is very pleasant. Wouldn't be my first modular though.

Surprised they priced it at 179 instead of $199 like the corner garage.
Very aesthetically pleasing exterior. Love the San Fran-esque look. I might make this my second ever Modular purchase. Would have liked to get more books though. What kind of bookstore only sells one book?
Also, Canada looks like a really low price this time around compared to USD......

You do plan to have, uh, books, in your, uh bookstore, right?
I've seen a surprising amount of negativity about the size of this set. To me the small size for the bookshop is perfectly fitting—it reminds me of some of the quaint little used bookstores in my hometown, and the details like the varied types of shelving (with books of varying depth and thickness) and the tiles on the ground floor are simply lovely. The townhouse is welcome, too, considering there's not been a purely residential building in the modulars since the similarly-scaled Pet Shop almost a decade ago.
I'm incredibly pleased to see a modular building by Wes Talbott. His work on the Elves sets added wonderful ornate-yet-liveable charm to the sets, so to get a building by him with a similar level of care is simply fantastic.
IMO it's a very nice and beautiful modular! Yes, mybe there is not much of the interior, but overall I really like it. Brings back the "old touch" of modulars if I can say that. It's a must for me, because I live on Birchfield Road, so I can see some connection with that building already ;).
I have to say, this is the first time iv been actively waiting to see the new set. I came a bit late to modular buildings, so im missing the first three, which bugs me, but I will eventually find them, I hope. my first thought when I say the leaked photo was, I hope the use the light blue colour, so that's a definite plus for me. second, the inside is the inside, once built it very hard to see inside anyway, and I hate lose bits that shake lose when moving buildings about. as for the size, I think it will fit well with the others building, a bit of difference is what makes this series so good. my last thought is this, each modular building is uneque in it own way, they all look nice as stand alone sets, but get them all together in a row and they really start to look there best.
lets hope the modular keep coming along, and that we all have the budget to buy.
remember, if you dont buy it while it available... it will be three times the cost once it retires.
Quite surprised by the price drop too! And the piece count is quite high. Insta buy for me!
I think this is one of the best ones in a while. The old style on the exterior gives a lot of curb appeal. Although it might be shorter than the two previous ones, you have to consider that two extra walls are needed in order to be able to separate the buildings. That would certainly add to the piece count, but it gives the advantage the Pet Shop has of being able to mix and match the buildings. I would almost be tempted to have a row of houses in similar style. Of course, you cannot have multiple 107's. There are a lot of nice elements here and I am sure it will be an enjoyable experience to build it.

I may knock through the wall, and make the bookshop one with odd staircases, and unexpected rooms... my favourite type.
It looks small and the price seems steep, despite the good parts to price ratio. Looks beautiful, though.

Bummer, I am a fan of the this line but usually don't buy them. I just sold my Parisian Restaurant. I would have liked to have put these together. Very nice set
I'm surprised the color scheme is so divisive. It looks really nice to me.
I also don't care that it's smaller, but that's probably because I've never had another to compare it to.
Now I need to change ALL my modulars' trees to autumnal foliage! Just another excuse to also pick up the tree house. :D
Did anyone notice the airplane stuck in the tree on the front of the box?

This design just looks right out of a picture book! Nice move to get an illustrator to work on this. Absolutely beautiful and I don't even know how some of these techniques for framing fit or are legal but they did it. I would buy this day one not for being backed up a few modulars. Excellent work!

I would have preferred to use another type of stairs, so that the pieces saved were used to improve the interiors which I find a bit simple. However, looking forward to put it aside the Pet Shop.
This is brilliant. I've been meh about that last few modular buildings, but this brings back the excitement!
Colors ok great. The design looks great. It does appear smaller even though a similar piece count.
This may actually be a day one purchase. I still haven't picked up corner garage nor have i opened diner.

I think I agree with you: looks nice, no question, but seems steep in price for something so compact looking. It feels like it's £30 more than it really should be.

I'm not actually into modulars for various reasons, but I have to say this one is tempting me (as does the Parisian restaurant)! Very charming exteriors and artistic yet coherent use of color. I'm definitely digging the San-Fran vibe. The themes (bookshop and private home) also appeal to me more than most modulars do.
But as always what stops me with these is the 360 closed-off design. If there was some way to hinge them open, or leave the back off doll-house style, then we would be able to actually see the interiors (and decorate at will). The bricked in nature of the modulars suffocates the magic for me.
The book store itself overall looks great (except for the back but that is to be expected), but that townhouse just doesn't look like it belongs to me. I really feel like it should be taller and have another level of interior. It also feels like the ground floor is elevated more than it needs to be, but that was likely done for the stairs.
For the pics, it looks like major modifications will be needed for me like this, but that could change upon seeing it in person.
I'm on board with this one. I think putting vehicles in a CC series set is a waste. While I like interior detail as I build, it's utterly useless for display once the build is done. I don't recall ever looking at the interior details of a CC series house once I finished it. That's why we have a rather decent price point.
And I am very happy to return to the European style buildings.
I think smart compromises were made here. Good job LEGO.

I quite like it. It’s exactly what we have been begging and screeching for for years. Another splittable half size baseplate set with a townhouse and a small business. It seems to have some interesting texturing techniques. I love the roof on the blue building. I wish the bookstore was a little more cluttered. But I can easily do that. The basement under the blue house seems bare. It needs a few details. Maybe an occult summoning circle and a creepy kid chained down there?
I'm a bit surprised no one has mentioned the fact that there is no rooftop level on this modular. So we're basically missing a floor on what is already a short building. I'll be waiting for at least 20% off before adding this one to my display.
