10312 Jazz Club revealed at last!

Posted by ,

The next addition to the ever-popular modular building series has finally been revealed!

10312 Jazz Club
Rated 18+, 2,899 pieces
$229.99 / £199.99 / €229.99
Available from 1st January at LEGO.com

The LEGO Group has unveiled the hottest new music venue in town – the Jazz Club. A vibrant addition to the Modular Building collection, the Jazz Club banishes the blues, bringing the theme of music to the collection for the first time.

Featuring a decorative interior and exterior, the set can be built in five pieces and includes a jazz club, a pizzeria, a managerial office, a tailor's workshop, a dressing room and a rooftop greenhouse.

The set comes with eight minifigures: a jazz singer, bassist, drummer, pizza chef, pizza delivery driver, club manager, tailor, and a magician.

That's it -- the press release is somewhat sparse! However, much more is revealed in our interview with the set's designer Anderson Ward Grubb.

Read our interview with the set's designer Anderson Ward Grubb and look out for our review next week.

Will you be buying this set?

The official pictures look great. Not a day one purchase, but a purchase.

By in United Kingdom,

At last… It must be so frustrating for you to have to toe the line regarding embargo when the leak was almost a week ago! I can understand why it divides opinion, but overall I like it…looks loads better as part of a street of modular’s than as a stand alone.

Jazz Club. Nice.

Gravatar
By in United States,

That orange hotdog piece for the curving the Jazz sign is genius!

Gravatar
By in Finland,

We need to move to a bigger appartment so this can fit into our modular building collection. Darn. It's awesome!

Gravatar
By in United States,

The 1x4 plate with two studs stick to the bottom of the second floor, and they used the pictures anyhow. Strange.

Gravatar
By in Ireland,

Something, something, all about that bass...

Gravatar
By in Norway,

Omg, those stairs! Jumper plate bonanza, a great fan and moc service.

Gravatar
By in Sweden,

Love it. Have some other modulars to pick up first, but this looks great. The details are wonderful.

Gravatar
By in United States,

I've always bought modular buildings as soon as possible.
After buying the Boutique Hotel on release day last year, only for the accompanying GWP (Vintage Taxi) to be released 4 weeks later, I think that I'll hold off on buying this one.

I've heard there's a Pizza Truck GWP coming. No word on when the promotional period is though.

Gravatar
By in Germany,

Really pretty, but kinda out of reach for me.

Gravatar
By in United Kingdom,

This would normally be a day 1 purchase, as they all are (or have been) but the tempter of a GWP (which I missed last time) will mean waiting for this set. The other issue is where it fits in my town - running out of space obviously but it needs to be somewhere a bit 'side street'; I like the colours too, the main building looks a bit 1930's in style which has had a more recent coat of paint which fits the image. From looking at the pictures, I am wondering how all the signs are formed - surely not stickers across multiple pieces!?

Gravatar

i love the idea of a music venue, and it looks really good on the left side of the hotel.

Bizarrre! You might expect to see slip-ups like that in our photos, but not official ones! Still, at least the model is not covered in cat hairs...

Ya like jazz?

Def gonna buy this set somewhere next year. It's pricing doesn't make it a day one purchase for me, but it is absolutely a set that I want for my city :)

I didn't think modulars had stickers in recent years.

Quite pricey

That's setting a very low bar :)

That said, I like it. Not for me, but nice set nocetheless.

Gravatar
By in Netherlands,

I am not a modular collector (in fact, I own none of them), but I am always interested in new releases. I really like the 45 degree angle that was achieved for the entrance of the jazz club (even though it does seem to eat up some interior space).

Gravatar
By in Netherlands,

That sausage piece used for the jazz club sign looks longer than the normal sausage piece, Is it a new piece?

Gravatar
By in Slovenia,

Yikes at that greenhouse...

Gravatar
By in Austria,

When I saw the first pics I hoped it was fake. The official pics look better though. Still feels like a rehash; like someone made a MOC with Fire Brigade and Palace Cinema at hand. Certainly not a first day purchase, certainly not at that price. It just lacks the wow factor.

Gravatar
By in Canada,

At first glance, it does not look anything special - i.e. no exceptional building techniques and/or npu (we'll know more about this in the review - hopefully I am wrong about that). It does look good and certainly add a splash of colour when placed in between the police station and the most recent boutique hotel. I have not seen any new parts or interesting parts recolour (for me). Rabbit is a weird choice of animal for this - yes they do roam in cities but not the most common (obvious choices are cats and dogs but it's been done) - racoons might be better - even foxes would be good. I like it (you can't hardly go wrong with the three primary colours (even if not pure) - reminds me a bit of the fire station. In time I will get it but I have a few more to get before that.

Gravatar

Gravatar

Does anyone know why LEGO insists on releasing the Modulars on Jan 1? They would be the perfect christmas gift for collectors.

"...the press release is somewhat sparse!"

Just like these interiors. Boom Boom.

Thank you, I'm here all week.

Joking aside, looks nice, these modulars always do. But after the crazy shaping of the Boutique Hotel it feels like a fairly basic shape. Look forward to the interview later for more insight and reveals.

Gravatar
By in United States,

I’ve heard a lot of negative things about the set but I really love it. The first set in a while that has had the “Lego magic” for me. Day one purchase!

Gravatar
By in United Kingdom,

Best press release ever.

Gravatar
By in United States,

Now I really wish they would expand out the Muppets collection. Janice and Animal need some bandmates at the club.

Gravatar
By in South Africa,

"JAZZ CLUB" using stickers?

IMHO very weak, would have been good if it was pre-2014 (pre-Parisian Restaurant) and at like 2/3s price. Deep discount purchase for me...

Gravatar
By in United States,

I can't afford any set over $100 USD, but I do love this!

Gravatar
By in United States,

Very nice! I love the colors and the architecture.

In terms of subject matter, I think this will complement the Detective's Office particularly well. The 1920s-esque establishment has a similarly complex floor plan.

Gravatar
By in United Kingdom,

The more I look at this one, the more interesting and appealing it looks. Appearance wise, I can see some influence from previous modulars such as the fire brigade, cinema and detectives. But some new elements too.

Two bites at the big spend market - people who can't wait or got money/vouchers for this Christmas, and those who will be gifted it next Christmas.

Loving the double bass piece and brick built case.

Gravatar

Finally!

I'm not too sure about the red/blue combo, but can't wait. Nice to see something different, although I think the hotel boutique is probably my favourite.

Gravatar
By in United States,

No Bully Maguire? I'm disappointed.

Gravatar
By in United States,

I absolutely love the vests for the musicians. I highly doubt I'll be able to justify buying this, so here's hoping for some luck in scoring one or two of those torsos someday down the line.

There's plenty more to be said about the set, but I'd need to better collect my thoughts before feeling I had anything worth sharing.

Gravatar
By in Hungary,

It's ugly and boring.

Gravatar
By in Belgium,

Need to see more of the interior before making up my mind. The facades don't look that interesting too me...
That jazz-club seems incredabilly cramped, like, no room whatsoever.

I also hope they implemented a "play" feature or tongue-in-cheek-thingy again...that"s what I loved about some of the "older" Modulars

Gotta generate New Year sales and certainly don't want that t be at the expense of selling off the older stock first.

Gravatar
By in Canada,

Was hoping for a return to a singular building as opposed to side-by-side buildings again. Possibly restaurant/kitchen on the main floor with the staircase leading to the 2nd floor jazz club and then the 3rd floor offices/dressing rooms/green room. Sounds like a MOD is in order.

Gravatar
By in United States,

I.....don't love it.
First, it kind of seems like a Creator 3-in-1 took a Lance Armstrong level of steroids. Second, the floor plan seems VERY similar to the Detectives Office: Bigger building on the left, smaller on the right, with a central staircase/access way. Third, it kind of seems a bit of a regression to the mean following the unusual footprint of the Hotel. Finally, there doesn't seem to be all that much actual floor space, though one could argue that's been a long trend.

One thing I will say about the Detectives Office, which is certainly not my favorite, is that they did a good job capturing that smoky, seedy, film-noir atmosphere. I'm hopeful that they were able to do the same for the jazz club portion of the jazz club.....especially considering that I think a lot of us agree that the Ideas Jazz Quartet somehow lost that same characteristic in translation.

Gravatar
By in United States,

Is that a hearing aid on the bass player? I love that!!

Really? They're making a lot of mistakes these days. The Ferrari with missing panels? Lego QA is not what it used to be...

I'm still not a fan of this trend of squeezing in another building. The jazz club is cramped. Is there even a bar? Certainly no bathrooms. I would have preferred a bigger, more complete jazz club without a tailor and a pizzeria.
And the price... €230? Not so long ago the modulars cost €150. At that price it's certainly not a day 1 purchase.

Gravatar
By in Singapore,

This looks absolutely stunning! As a casual jazz fan and someone who enjoys pizza LEGO sets (including the whole LEGO Island franchise), this will undoubtedly be my next modular building. 10270 Bookshop came out in 2020, and this is coming out in 2023. I'd say three years between modulars I fall in love with at first sight and eventually do purchase is a pretty good gap!

I like the hanging plants and the stained glass windows above. I enjoy the color scheme and architecture. I'm really glad they included a table for two outside. Interesting location for a rooftop greenhouse.

I agree that the jazz club itself seems rather cramped. The reason I don't care much for the lack of stairs in a LEGO building is because interior staircases take up way too much space. Also, they really need to make the walls openable or detachable like the Daily Bugle so we can view the interiors better, especially for the ground floor where all the magic is happening. I'm going to try and modify mine, as well as my Bookshop.

Gravatar
By in United Kingdom,

I wish they could split into separate modules, like the bookshop does, I know it's not a 50/50 spilt but that could mean some new sizes of baseplate.

Gravatar

Opening (back) wall is a good idea - a bit like what they did with the fisherman house (Ideas) a few years back. This might be reasonably easy to do since the back of these buildings are generally quite plain.

It is a new piece, but given that the musician is pictured standing with it, it's probably a double bass. It'd be very difficult to accurately depict a cello with minifigure articulation.

Gravatar
By in United Kingdom,

Not sure the club would be that profitable due to the very limited capacity!

Gravatar
By in Singapore,

Love the new quarter pizza prints so my residents have some variety. I don't see any full pizza pies though — they couldn't have included one even with the current print design? 41705 has two in such a small set!

Oh and I also love that the jazz club entrance evokes 10184! just2good was talking about that. I never got to have that set, so it's going to be pretty special having some of that in this one!

Gravatar
By in Netherlands,

I love it! Wonderfully well-designed modular building. Nice lively colours, smart way of integrating stairs with access to the first and second floor, and roof. I like the late 19th century, early 20th century architectural look.

Gravatar
By in United Kingdom,

I think this is the worst modular for many years. It looks like a pretty average MOC and I really dislike the Jazz Club sign which distracts from everything else. I buy the new modular building every year, but don’t think I will bother this time.

I’m not a brilliant MOC’r by any stretch, but I do like messing with modulars, getting the Pizzeria onto a separate 16x32 and stretching out the Jazz Club to better fill the 32x32 looks like a fun project.

I don't think those are stickers. If you zoom in on the image, the two words are on two different tiles. They're pretty big tiles, but I believe they're printed, not stickers. https://images.brickset.com/news/86938_10312_Back_03.jpg

Gravatar
By in United Kingdom,

I like the colours, I like the 3 stud wide stairs to save space, I like the simpler look after boutique hotel but I really do not like the greenhouse - I may change that whole design. I will get depending on when the GWP is available

Gravatar
By in United Kingdom,

Not the best looking modular, those colours are bit love ‘em or hate ‘em, but got to say quite relieved - the official pics look far better than the leaked pics. …… maybe there is a lesson in that…..

Still looking forward to getting this though, if i could just ask LEGO 1 favour? For 2023 can we JUST have a single building filling a 32x32.

Gravatar
By in Puerto Rico,

Such a great set, truly great set.

Gravatar
By in Canada,

I like this one! Normally, I buy Modulars at the first day but I missed the vintage taxi last year. Like others have said I maybe will wait if the GWP is not there or interesting. Also, I had to dismantle my city. I will likely buy it nonetheless but wait for building it.

Gravatar
By in Poland,

First of all, no Andy Sax :(
I would prefer a lighter shade of red for the building.
And I really, really, don't like how small is the pizzeria. It looks like one of those 3-in-1 buildings sticked to a modular.

Gravatar
By in Canada,

It's a modular, so it'll sell well and get the obligatory 5 starts reviews, but even if you ignore the $300 price tag which is ridiculous, nothing feels "Jazz Club" about it other than the stickered sign. Pizza place feels claustrophobic and not needed.

Pass.

Gravatar
By in Netherlands,

Looks like a pretty average modular to me. As someone who only owns the Monster Fighters Haunted House and no real modulars I say that it looks nice.

And as someone who failed to be able to afford a 100 euro Galaxy Explorer this year... it's something I won't be able to buy probably. But that's fine. At least it's an original creation :)

Gravatar
By in Hong Kong,

I'm quite happy buying some modulars and skipping others- I didn't buy the corner garage or bookshop, but did buy the last two.... this one I'm genuinely undecided. I like the concept, and the facade is great, but not sold on the interiors. The greenhouse seems like an afterthought, too, although I don't dislike it, it doesn't really seem to fit the rest of the building.

I'll probably wait for the reviews on this one....

Edit: thinking a little more, this is the first modular I've immediately wanted to mod: extend the pizzeria across the ground floor, for a full restaurant. Ditch the tailor. Put the Jazz club across all the first floor, no chairs, standing room only with some high tables for drinks. A cramped office and dressing room on the top floor, and a rooftop terrace bar, using bits of the greenhouse for a partially covered roof...

When I first saw the leaks the exterior did strike me as a bit under detailed... more 3-in-1 than Expert/Icon. But it's definitely growing on me now. I really like the greenhouse on the roof!

Love it. The leak I had seen did not put the set in a great spot, as it was overshadowed by some of the neighboring buildings. That would be true of all of them to some extent, the neighboring sets do matter.

But on its own, it looks gorgeous, and I can't wait to add it to the series!

One of the defining features of old jazz clubs is that they were somewhat cramped. Some still are. Making a bigger jazz club would've only made sense if the set had also included more figures. Otherwise there'd be a lot of empty seats in the place. Or a big band, but that would mean the venue would have to be even bigger.

It would've been neat if this building had light up features, since the band is only playing at night.

Not for me, not a modular building fan, but I'll be happy if they do a Creator 3-in-1 version to go in my Lego town.

Gravatar
By in Netherlands,

Not sure why this has a very creator 3-in-1 style to it, instead of the finesse of a bigger building, maybe the lack of texture, not even masonry bricks , makes this into a weird place, almost looking too flat on the front (aside from the entrance)

Gravatar
By in United States,

I'll probably get it at some point. But how do you have a Jazz Club with no Sax or some other brass instrument?

Assembly Square is € 300 now after the recent price increases. It was € 260 when it was released in 2017 and it is bigger than the other modulars. For a regular 32x32 modular this is the highest price on release date (Boutique Hotel is also € 230 now after Lego's recent price increases)

I remember when gasoline was less than a euro (not even that long ago).

Times change...

Gravatar
By in United States,

Cafe Corner was $139.99 for 2058 pieces in 2007. I ran that price through several online inflation calculators, and got an average of about $200 today. So for $30 more for the Jazz Club, you get 800+ more pieces, 5 more minifigures, and furnished interiors.

It's ok, but the this and the last modular are not something that I've found particularly appealing. A very definite, I haven't made my mind up yet.

Gravatar
By in Netherlands,

Nice set, not the most spectacular but still generally good. That said, I feel a jazz club could have looked a bit grittier. And while it's obviously great that the Jazz Club sign are prints and not stickers, I would have preferred a brick built sign as was done in so many more modulars.

Gravatar
By in United Kingdom,

Having seen the leaked pictures (which I normally avoid) it does look better in the official photos but is still something of a disappointment. I like the idea suggested above of having the pizza restaurant across the whole ground floor then the jazz club occupying the first floor - with dressing room/bathroom to keep the actual club section sufficiently cramped. The managers office and tailors workshop (!) could have been on the 2nd floor.

It wasn't clear what the greenhouse was in the leaked photos but even now knowing it seems a random thing to put on the roof. And at the risk of being the person who tries to reflect real world problems on a Lego building, it's not going to get a lot of sunshine if you have a three story building next to it.

I get the feeling in any updated best modular lists it is going to be near the bottom.

All that said, having bought every modular since the Fire Station (though the Boutique Hotel hasn't been built yet), it will probably be a first day purchase, especially if the pizza delivery van is a GWP.

Whilst not surprised at the usual price moans, I have no issue with it. It's the same as the Hotel (albeit with nearly 200 fewer pieces) so given Lego's price increases over the last year £200 seems to be about right. And, as someone has already pointed out, when compared to earlier modulars it is actually much better value.

It's not a mistake. Clearly it's a coded hint as to the reveal date of the next modular. ;)

By in Norway,

Looks like Creator 3in1 on steroids. But I`ll buy it down the line at a good discount locally.

By in United States,

I like this one, but I'm not a fan of the slim accessory businesses that they've been adding on the sides of some of the modular buildings. (Those poor businesses that flank the Police Station are barely 6 studs wide.) I would have preferred that the whole building was a jazz club, and maybe later we could get a whole building that's a pizzeria. They could've still made the jazz club have that authentic cramped feel even if they used all 32 studs of space for just that one building.

By in United States,

Woah. As a Jazz fan and player, this might have to be my first modular. And here I was hoping 2023 would turn out to be a lean year...

Gravatar
By in Australia,

I always get that years Modular the following year as a birthday present. Really like the dark red colour scheme. Cello is awesome too!

If you can afford 4x $25, sets, or 2x $50 sets, you can afford this!
It’s all about priorities….

Gravatar
By in United States,

I will build this without interiors and with a few color swaps. $230 is too much considering that most of the bricks will rarely be seen.
The facades won't be expensive to reproduce. I have no need for interiors and I don't care for the orange and blue colors for the club.
So I won't be buying it, but I will be building it.

Gravatar
By in United Kingdom,

It’s such an odd set. It looks like someone put a 3-in-1 building next to a modular to compare them and that became the build. The pizza building looks so small.

Best post of the thread!

I wonder if the box really got printed with those images. :)

Day 1 purchase for me only if the GWP is a scale model of Barry B. Benson.

Gravatar
By in United States,

As a longtime fan of jazz, I'm loving this, especially the bass and the vintage telephone in the office. I won't be getting it day one, I'm going to wait and see if there's an appropriate GWP, but I will be getting it.

When you consider all the previously released Modular Buildings, then think about what is missing in this lineup, is a Jazz Club the first thing that comes to mind? Why not consider other buildings that are missing. For example what about a school? Interiors of class rooms could highlight STEM and the arts. The children of the modular city need someplace to learn!

@Huw one minor nitpick: the Lego product page says available January 4th, not 1st

Gravatar
By in Canada,

I like the looks of it. But I had hoped for the pizza place on the main floor and the jazz club on the second floor, this way you have way more floor space to work with. Greenhouse on top a little odd. And a jazz band with no black people?

As Obi Wan would say, Cello there!

Tips&Bricks did bring up the topic of Black representation, and according to the designer the singer is Black-coded via her hair piece. As I don't wish to instigate another spiraling in the comment section over LEGO's decisions regarding minifigure skin tones (makes you wonder if Brickset had asked the same and simply left it out of their interview article for the same reason), I'll recommend looking up their post about this set separately. I will say I'm satisfied with the designer's response about this in particular.

You know what they call that genre of music in Star Wars, right? Starts with J and ends with ZZ, but there's a different vowel.

Gravatar
By in Netherlands,

I dislike the color for the Jazzclub front. I feel like this should be darker. Also, it fits thematically next to the detectives office and then you have the blue of the barbershop next to the blue from the jazZclub. Not a great look

Gravatar
By in Czechia,

Not bad at all, definately not an immediate eye catcher like some previous modulars.

First day purchase? Hell no...
Future purchase with a discount? Hell yes!

Gravatar
By in United Kingdom,

There is a tiny latent Trek fan part of me that wants to MOC a holodeck arch and have Will Riker styling on a trombone.

Gravatar
By in United Kingdom,

Can’t abide Jazz. If I were to get this set, job one would be converting it to either a more generic music venue or a building in the process of being remodeled.

Gravatar
By in United Kingdom,

I saw this as a leak and was not overly excited by it, honestly, I thought it was a MOC and wasn't that thrilled. It's quite meh.

Gravatar
By in United Kingdom,

Love this.
I particularly like the split in two buildings that gives the perfect opportunity to mod the pizzeria into a larger building with full interior and will make it much easier to move the kerbside table next to the façade. Probably will try to get the changing room to the ground floor or enlarge the hall size.

Definitely one to get once the GWP is available, I learnt my lesson!

Gravatar
By in United States,

The constant inclusion of smaller buildings/businesses with the main build and complainants about it just makes my idea of a single building 32x32 January 1st and a 16x32 June 1st all that more appealing…

And, as stated in the interview, it doesn’t take nearly as long to design a modular as we once thought. So I think TLG should really consider this…

Gravatar
By in Belgium,

I have to say I consider it as bad as the pet shop. In my opinion it looks cheap outside and inside. I will wait for at least at 10% discount on this one.

Gravatar
By in Singapore,

Just another modular to add to my complete collection. Lol! I can’t say I like it that much, as the excitement I once had in 2007 now no longer exists. This modular design is not as iconic and recognisable as some of the earlier ones, but it’s still good to me. I’m not quite sure why they include little tiny shops to accompany the main building theme. I like the humour of the laundry shop next to brick bank. But for this one, I don’t know why there’s a tiny pizza restaurant next to the jazz club.

Gravatar
By in Sweden,

First impression yesterday was... meh. Now looking at it again, it has grown on me. Still far from one of the stronger ones, but all of them can't be the best I guess. I wonder if it will keep looking better with time, or if this is it. Today it's... ok, but I won't be rushing to get it.
I've been thinking of a rooftop greenhouse. But unfortunately this one looks a bit disappointing to me, being so randomly half-glassed / half-open. Perhaps needed to be slightly larger to look as sleek as what I had in mind too.
I was also hoping to see an Italian restaurant style pizza place some time (kind of like the Parisian restaurant) but now that looks less likely with the pizza card already played. A (almost) hole-in-the-wall pizza place like this is a bit disappointing in that regard. Could have been so much more to it.
I like the 45 degree angles, very clever trigonometry used as expected. I had almost assumed that there would be no whole-number matches, but a square with side 7 apparently has a diagonal of 9.899, which of course fits beautifully in a space of 10. It leaves not much more than the usual play between pieces at the corners. Nice! And noted for future builds.
The main part of the building, the dark red part, I like the least. The rest of the façade is interesting and has a good flow to it, but that red and grey stuff looks too blocky and mismatching. And to me, the stained glass windows doesn't fit that style of building at all.
Naturally the focus of detailing goes on the front. But the back, even though it's nice and clean in a positive way, desperately needed something more. Perhaps some vines, flower pots, water drainage pipes or whatever. Just something to liven it up a bit. Of course it's Lego so anyone can add that if they want to. But you know, should you have to on a model like this?
Also, the entire building seem to sit a stud or two further back on the base plate than the "standard". I wonder how that will line up against many of the other modulars?

Gravatar
By in United Kingdom,

I get that tags can be useful but are "fireplace", "lamppost" and "fresh produce" really of use to anyone???

By in United Kingdom,

I love it. The different sized buildings enhances the view of the street because it looks like there are more, different, sized buildings.

Great looking modular.

Gravatar
By in Ireland,

I'm a big modular fan & to me the recent modulars from corner garage onwards have been pretty uninteresting. Sadly this set is no exception.

The architecture style here is like corner garage & police station had a baby & nicked Palace cinema's sign on the way home from the hospital!

But in all seriousness lego should have the courage to return to either one larger structure or two decent sized buildings in the modular set. The recent trend of a tiny, tack on buildings to the main building is not as satisfying & can be to the detriment of the overall set. In this set it certainly would've opened up the club area more, which currently feels more like a karaoke area than a proper jazz club.

The greenhouse on the roof is cute & does its best with the available space. But overall to me, the set is mainly mostly show & little substance.

By in United States,

Lego bass!!!

Gravatar
By in United States,

The bass looks too small.

Gravatar
By in United States,

It’s very OK.

Small size and sorta fades into the background in their street photos.

That kind of does this set a favor though because it puts red, yellow, and blue directly next to each other which is just an awful look. It’s not bold—it’s just OG Lego colors from before the good stuff was available.

I skipped the diner, and everything since Library has been pretty optional but they’re getting steadily worse.

Gravatar
By in Norway,

I`m going to expand the JazzClub into the pizzeria with a bar, then expand the pizzaria on its own 16x32 baseplate.

Gravatar
By in United States,

Jazz and Art Deco go together like bacon and eggs. Shame this isn't Art Deco. BTW, I'm totally not biased towards Art Deco (based on my profile pic).

Gravatar
By in United Kingdom,

Interesting they have included a staircase and hallway for a change, but makes the upstairs rooms smaller than you would imagine from the street. Thinking about knocking into the hallway to make a large recording studio on the top floor.
